Access Is the Biggest Variable

Ask any contractor quoting on a Capri house to show access as its own line. If it is folded into a square-metre rate you cannot tell whether you are being charged for a day of ladder work or a week of scaffold hire, and you cannot compare two quotes.

A few practical points that come up repeatedly on this slope:

  • Scaffold hire is charged by the period, not the working day. If the job stalls for a week of wind, the hire keeps running — which is another reason to book outside the windy months.
  • Where scaffold has to be erected, get the roof, gutters, fascias, high windows and wall painting done in that same access window. Coming back later for the fascias means paying for the access twice.
  • Narrow driveways on the upper streets mean materials often get carried in by hand. It is a real cost and a fair one, but it should be visible on the quote.
  • Downhill neighbours matter. Wash-down water, chipped paint and sanding dust run downhill here, and a contractor who has not thought about containment will create a problem for you.

They hold back wet soil, so moisture pushes outward through the wall rather than falling on it. What works is a breathable masonry coating that lets vapour out, applied after any weep holes have been cleared and any cracking has been cut out and filled. If a retaining wall is showing horizontal cracking or visible bulging, that is a structural question and not a painting one — get it looked at before spending money on a coating.

  • Balustrades, railings and window frames are the first things to fail up here. Galvanised sections need an etch primer; anything already rusting has to be taken back to sound metal and treated, not painted over.
  • Flat roofs and balcony decks want a proper waterproofing membrane rather than a thick coat of roof paint. Wind-driven rain finds every unsealed junction on this slope.
  • South and south-east walls hold damp and grow algae. Wash them down with a fungicidal solution before priming or the growth comes back through the new coat.
