Ocean View Painting Prices

Ocean View housing is generally compact, single storey and plastered, with a lot of semi-detached and terraced units and a high proportion of corrugated or IBR sheeting rather than tile. That combination keeps painting costs well below what the same brief runs in Noordhoek or Hout Bay.

Roof Sheeting, Rust, and What It Costs to Leave It

The most expensive mistake we see in Ocean View is postponing roof work. Corrugated and IBR sheeting is inexpensive to maintain and expensive to replace, and the gap between those two states is only a few seasons.

Surface rust that is still orange and powdery is a cleaning and coating job at R105 to R155 per square metre. Once it darkens, flakes and starts pitting, you are into localised treatment at R280 to R480 per square metre. Once it perforates, the sheet is finished and replacement runs R650 to R1 200 per sheet before anyone paints anything.

Where to look, and it takes ten minutes: the overlaps between sheets, around every screw and washer, the underside of the eaves, and any spot where a gutter has been leaking down the sheeting. Those go first, and they go long before the open middle of the roof does.

Roof screws are worth checking at the same time. Perished rubber washers let water sit against the sheeting and rust it from the fixing outward. Replacing a batch of washers is a small cost that prevents a large one.

Making a Smaller Budget Go Further

If the whole job is not affordable this year, spend the money where it prevents damage rather than where it looks best. In rough order of return:

  • Roof and rust first. It is the only item on the list that gets structurally worse and dramatically more expensive if you wait.
  • Then the weather side of the house. Usually the west and north-west elevations. Doing two walls properly beats doing four walls thinly, and there is no rule that says all four have to be done in the same year.
  • Then interiors. Interior paint does not protect anything structural, so it can wait without consequence. It is also the cheapest part of the job per square metre.
  • Two coats, always. One coat of a good paint is worse value than two coats of a mid-range one. A single-coat job looks acceptable for about a year and then goes patchy where the old colour reads through.

The other genuine saving is doing your own preparation. Washing the walls down and scraping loose paint is unskilled work that takes a weekend, and it is a real line on the quote. Ask a contractor to price the job both ways — most are happy to.

When to Book the Work

Ocean View sits in the valley between Kommetjie and Fish Hoek, which gives it a little shelter from the worst of both coastlines but not much from the south-easter that funnels through in summer.

March and April are the best months. October and early November are the next best. Winter, from May to August, is out for exterior work and roofs in particular — a roof needs a properly dry surface and a full day of drying weather between coats, and winter here will not give you that reliably.

If budget is the constraint, winter is worth asking about for interior work. Most contractors are quieter in those months and more willing to negotiate on an interior-only job.

Which Products Are Worth the Extra

Not every surface justifies a premium product, and knowing which do is where the saving is.

  • Worth it: roof coating, rust-inhibiting primer, and the exterior paint on your weather elevations. These are protective, and failure costs you far more than the price difference.
  • Worth it: a water-based enamel on doors and frames. It costs a little more than a standard enamel and does not yellow, so it looks right for years rather than months.
  • Not worth it: premium paint on interior bedroom walls and ceilings. A decent mid-range acrylic performs perfectly well on a low-traffic interior surface.
  • Never worth it: a cheap unbranded exterior paint on the sunny side of the house. It chalks within two summers and you pay for the labour twice.
  • Kitchens, bathrooms and passages are the exception indoors — use a washable acrylic there, because scrubbing is what actually wears interior paint out.
