Rising Damp in the Older Fish Hoek Stock
This is the single most common problem we see on the Fish Hoek flat, and it is worth understanding before you take a painting quote. Much of the older stock sits on sandy ground close to the water table, and homes built before the sixties often have either no damp-proof course or one that has failed.
The signs are consistent: a tide mark roughly 600mm to a metre up the internal wall, paint lifting in that band, a white crystalline bloom on the plaster, and skirtings that have gone soft. What it is not is condensation, which shows up in corners and behind furniture, or penetrating damp, which appears as a patch on the wall directly opposite an external defect.
The three have different fixes and they cost very different amounts, which is why a painter who offers to seal over a tide mark and move on is worth showing the door. Salts drawn into the plaster stay hygroscopic — they will keep pulling moisture out of the air and pushing the new paint off, no matter what you put on top. The plaster in the affected band has to come off and go back on with a salt-retardant render.
Best Months to Paint in Fish Hoek
Fish Hoek has a genuine advantage over the Atlantic side of the peninsula: the mountain takes the edge off the south-easter, and False Bay air carries a lighter salt load than the open Atlantic does at Kommetjie or Scarborough. You get more workable summer days here than we do six kilometres west.
The strongest window is still February through April. October and November are good. December and January are workable in the mornings but the wind usually picks up after eleven, so plan around half-days rather than assuming full ones. May to August is off the table for exteriors — the north-westers come in off the bay and the walls do not dry.
Because Fish Hoek faces east, the sun hits the front of most homes early and leaves them by early afternoon. That is useful: you can work the east elevation from first light and move to the west side after lunch, following the shade instead of fighting it.
What to Put on Fish Hoek Walls
- Exterior walls within a few hundred metres of the beach need a proper coastal-rated acrylic. Further up towards Kalk Bay mountain or the Silvermine side, a standard ten-year exterior acrylic is enough.
- Internal walls in an older bungalow being treated for damp should not be finished in a heavy vinyl or an oil-based product. Use a breathable emulsion for the first year so residual moisture can leave the wall.
- Ceilings in the older homes are often stained from historic roof leaks. Those stains bleed straight through water-based paint. They need a stain-blocking sealer first, or you will see them again in a month.
- Steel window frames are everywhere in the fifties and sixties stock. Take them back to sound metal, prime with a rust-inhibiting primer, then use a water-based enamel that will not yellow.
- Retirement flats and complexes: check the body corporate colour schedule before choosing anything for external doors, frames or balconies.
