The Two Windows Worth Booking

Two periods reliably work in this valley. Mid-February to the end of April is the better of them — the south-easter has dropped off, the winter fronts have not arrived, and daytime temperatures sit where paint flows and cures properly. Early October to mid-November is the second window, after the rain stops but before the wind builds.

May through August is not worth attempting on exteriors, and the rain is only half the reason. Noordhoek sits on a high water table and the valley holds moisture. A wall that looks dry at 11am was soaking at seven, and paint applied over a damp substrate loses adhesion long before anything shows on the surface.

Two scheduling details that matter here: in autumn, don't start exterior work before about 9am, because dew and valley mist sit on the north and east elevations until the sun clears the Silvermine ridge. And stop applying by mid-afternoon so the film is touch-dry before moisture settles again in the evening.

Paint That Survives Out Here

Noordhoek catches the Atlantic side of the peninsula's weather — salt-laden wind off Long Beach, hard summer UV, and driving rain from the north-west in winter.

• Exterior walls: a high-build or textured acrylic in the Plascon Micatex or Dulux Weatherguard class. They bridge hairline movement and hold their film on the west and north-west elevations that take the worst of it.

• Thatch itself is never painted, but gables, fascias, barge boards and chimney breasts are — and reaching them needs access equipment that a standard exterior quote may not include. Ask before you sign.
• Boundary and retaining walls on the bigger erven add up quickly. Forty metres of wall painted both sides is a job in its own right, not a line item to be absorbed.
• Borehole water is common here and often iron-rich. Washing walls down with it can leave staining that ghosts through a pale topcoat. Do the final rinse with municipal water.
• Stables and outbuildings need a scrubbable coating rather than standard PVA, or you will be repainting them long before the house.
